How to remove a lockbox?

If the lockbox has not been removed from your door within 7 days of you moving in, please email [email protected] and request the latch code to remove the lockbox. Please store the lockbox so that it can be used in the future for repair or maintenance requests.

How to pay security deposit and first month's rent

Your security deposit and first month’s rent can be paid via Zelle or with a cashier’s check or money order either in person at our office or deposited into our Bank account. The specific Bank account information needed will be provided by your Realtor. If you deposit your payments into our Bank account, please let us know when you make your deposit by emailing [email protected] with a copy of your Bank receipt and your new rental property address. Our physical office address is 9900 Westpark Dr. #348 Houston, TX 77063. We are open Monday through Friday 9 am – 5pm.

At Appropos Residential, we understand the essential role pets play in many lives and endeavor to accommodate them in our rental properties. Here is a concise overview of our pet policy:

General Policy
  • Not all properties are pet-friendly; specific pet policies may vary between listings.
  • Ask about the pet policy for a particular property you’re interested in.
  • Find more info on pet allowances at specific properties on each properties MLS listing.
  • Pet Screening Profiles are mandatory for all applicants, determining a Paw Score Risk Level for each pet.
  • Complete Pet Screenings & Policy Affirmations at our Appropos Pet Platform.
Paw Score Risk Level
  • Ranges from 5-paw (lowest risk) to 0-paw (highest risk).
  • Factors influencing the score include the type of animal, breed, age, weight, gender, vaccination history, and more.
  • Assistance animals do not receive a Paw Score.
Pet Fees
  • A non-refundable Pet Move-In & Administrative Processing Fee: $50 per pet.
  • Monthly pet fee, based on the Paw Score:
    • 1 Paw: $55
    • 2 Paw: $50
    • 3 Paw: $45
    • 4 Paw: $40
    • 5 Paw: $35
  • Monthly pet fee paid with your property rent.
  • Fee structure for other pets:
    • Birds (small & large breeds): Case by case
    • Caged pets (like hamsters, reptiles, etc.): Case by case
    • Fish tanks over 10 gallons (max 50 gallons): Case by case
    • Farm/exotic pets & fish tanks over 50 gallons: Case by case
Breed Restrictions
  • Certain breeds automatically receive a zero paw score and are deemed unacceptable due to homeowner’s insurance restrictions. These include, but are not limited to: Akita, Bullmastiff, Doberman, German Shepherd, Pit Bull, and Rottweiler.
  • This list is determined by Property Owner’s Homeowner’s Insurance Companies, not Appropos Residential.
Rights Reserved
  • Appropos Residential reserves the right to remove any pet deemed a threat to people or the property.

Common Special Circumstance Requests

Credit Score or Income:

We understand and empathize with those that struggle with credit scores that don’t meet our minimum requirements (615) and/or combined gross income that is less than 3x rent. As a 3rd party property manager, our client landlords expect us to adhere to a strict policy regarding credit and income requirements. Therefore, we do not make exceptions if any adult applying to rent one of our homes has credit below 615 or combined income less than 3x the monthly rent.

Pets:

Our standard lease listings include information about whether or not our clients allow pets or not. Many of our clients are willing to consider pets on a case by case bases. First, we suggest reviewing our Rental Criteria to see if you meet all other requirements.  In addition, here is a link to our pet policy.

Section 8:

We do not accept Section 8 applications. 

Quick Move-In:

As a 3rd party property manager, in addition to verifying an applicants’ current employment and rental history, we must also get approval from our Client Landlord before we can give a formal approval. Our normal screening process will take 3-4 full business days (Mon-Fri 9 am – 5 pm) assuming the applicants’ employer and current landlord respond promptly to our verification requests and our client landlord provides approval within that time frame. We will be unable to meet any requests for a faster timeframe.

No Social Security Number:

As a 3rd party property manager, our client landlords expect that we perform an in depth screening of each applicant. In general, a social security number is required to apply for one of our rental properties. The exception to this rule is for an EXPAT that works for a large corporation that we can verify information with independently. If you or your client is an EXPAT, please click here.

If You Are Not Represented by a Realtor
  1. Visit Website: If you are not working with a realtor, your first step is to visit Our Listings.

  2. Register and Pre-screen: At Our Listings, select the property you are interested in, register your details and undergo a pre-screening process to verify that you meet the minimum rental criteria set by Appropos Residential.

  3. Set Up a Tour: Once you pass the pre-screening, you can schedule a tour at a convenient time.
